The Lloydminster residential real estate market continued to show healthy buyer activity during the week of August 17–23, 2026, with 15 properties moving into pending status and seven completed sales.

One of the strongest indicators this week is the number of pending sales. With 15 properties moving to pending compared with seven completed sales, there is a healthy pipeline of transactions that could translate into additional closed sales over the coming weeks.
Detached Homes Led the Market
Detached properties represented four of the seven sales this week, and they were responsible for some of the strongest numbers.

$785,000
$695,000
$444,000
$415,000
That works out to an average of approximately $584,750 for the detached homes sold this week.
The remaining sales included a semi-detached property at $239,900 and two apartments at $200,000 and $179,900.
This broad range of sales is important because it shows that Lloydminster buyers aren't concentrated in just one price category.
Higher-End Buyers Were Active
This week's overall average sold price of $422,686 was influenced by two substantial sales at $695,000 and $785,000.
That doesn't mean every Lloydminster home suddenly increased in value. It demonstrates why weekly averages need context. With only seven sales, a couple of higher-priced properties can have a significant effect on the overall average.
The median sold price of $415,000 gives us another useful measure of where this week's sales were concentrated.
What's Happening With Pending Sales?
There were 15 pending residential properties during the week, with an average list price of $346,554 and median list price of $299,900.
Most importantly, 11 of the 15 pending properties are detached homes.
That tells us buyers continue to be active in Lloydminster's traditional detached housing market, particularly in the affordable and mid-range segments.
Inventory Remains Worth Watching
Lloydminster currently has 124 active residential listings, with an average asking price of $421,630.
Active listings have been on the market an average of 68 days, compared with an average of 43 days for the homes that sold this week.
That difference reinforces something sellers should pay attention to: homes that are positioned properly for the current market can still move considerably faster than the overall active inventory.
The average sale-to-list ratio this week was 96.85%, meaning buyers are negotiating, but sellers are still achieving prices relatively close to asking on average.
What This Means for Lloydminster Sellers
The market continues to provide opportunities, but pricing matters.
With buyers actively writing offers and 15 properties moving into pending status this week, sellers who combine the right price with strong presentation and marketing have an opportunity to capture current demand.
