March 9 – March 15, 2026
The Lloydminster residential real estate market continues to show steady activity as the spring season approaches. While sales volumes remain moderate week to week, the key theme continues to be limited housing inventory, which is helping support home values across the market.
Weekly Market Snapshot
According to the latest market statistics:
• 96 residential homes are currently active on the market
• 6 homes sold during the week
• Average sale price: $361,483
• Average days on market: 28 days
These numbers show that buyers are still active and homes are moving at a healthy pace when priced correctly.
Low Inventory Continues to Shape the Market
With fewer than 100 homes available across Lloydminster, inventory levels remain relatively low. This limited supply means buyers have fewer options, particularly in the popular $300,000 to $450,000 price range, where much of the weekly activity occurred.
Homes that are well-presented and priced appropriately continue to sell within about a month, indicating strong buyer demand.
Property Type Trends
Most of this week’s activity involved detached family homes, particularly bi-levels and bungalows in established neighbourhoods. Entry-level homes, townhomes, and condominiums remain available at lower price points, but the strongest demand continues to focus on move-in-ready detached properties.
Higher-end homes above $600,000 remain on the market longer, as the buyer pool for luxury properties is naturally smaller.
What Sellers Should Know
Low inventory is working in favour of sellers. With fewer competing listings, properly priced homes are attracting solid interest and showing activity. If you’ve been considering selling, the current market conditions remain favourable.
What Buyers Should Know
With limited inventory, preparation is important. Buyers should ensure financing is in place and be ready to act when the right property becomes available.
Looking Ahead
As we move closer to spring, we typically see an increase in listings entering the market. However, demand in Lloydminster remains strong, especially for family homes in established neighbourhoods.
If you are thinking about buying or selling, a current market evaluation can help you understand where your property stands in today’s market.
