The Lloydminster residential real estate market recorded another active week from August 10–16, 2026, with sales taking place across a broad range of property types and price points.
According to this week's MLS statistics, Lloydminster currently has 126 active residential listings, along with 20 pending properties.
During the week, 11 residential properties sold, with an average selling price of $352,973 and an average of 40 days on market.

Detached Homes Continue to Lead Sales
Detached homes represented the majority of this week's activity, accounting for 8 of the 11 residential sales.
The week also included one townhouse sale and two apartment sales, showing that buyers remain active beyond the traditional detached-home market.
There was an exceptionally wide spread in selling prices this week. Residential sales ranged from $85,500 to $815,000.
At the upper end, a detached home in Parkview Estates sold for $815,000, while a Lakeside property sold for $699,900, matching its asking price.
Other detached sales occurred at $474,900, $435,000, $382,000, $217,500, $159,900 and $85,500.
The week's townhouse sale closed at $260,000, while the two apartment sales closed at $190,000 and $163,000.
What Do the Numbers Tell Us?
The $352,973 average selling price is considerably higher than the week's $260,000 median selling price. That difference is important.
A small number of higher-priced transactions, including the $815,000 and $699,900 sales, pulled the overall average higher. The median provides another useful look at where the middle of this week's sales activity occurred.
Pricing also remains important. Across all 11 sales, properties achieved an average of approximately 95.5% of their final asking price. Some homes sold substantially below asking, while others achieved essentially full list price.
Market time varied considerably as well. The average sold property spent 40 days on market, while the median was only 29 days. Well-positioned properties can still move quickly, but buyers continue to distinguish between homes based on price, condition and overall value.
Looking Ahead
There are currently 20 pending residential properties in Lloydminster, with an average pending price of approximately $392,595. That provides a healthy pipeline of transactions that could move into the sold category over the coming weeks.
Meanwhile, the 126 active listings range from $59,500 to more than $1.5 million, giving buyers choices across a broad range of the market.
For sellers, this week's results reinforce an important point: buyers are active, but proper pricing remains critical. Homes that show well and are positioned correctly against their competition have a much better opportunity to attract serious buyers.
