Lloydminster’s residential market recorded five sales and 12 properties moving to pending during October 12–18. With 107 active listings, buyers have options, while some properties continue to attract offers within days.
This week’s market numbers
Why the average selling time needs context
The 156-day average does not tell the whole story. One apartment sold after 582 days on the market, substantially increasing the weekly average.
The five properties sold after 12, 14, 38, 135 and 582 days. The median was 38 days, and excluding the longest-listed sale, the remaining four averaged approximately 50 days.
That spread shows why sellers should look closely at comparable properties rather than rely on one citywide average.
What sold by property type?
Detached homes accounted for three of the five sales, ranging from $349,900 to $628,600. The townhouse sold at its $230,000 asking price after 12 days, while the apartment provided a lower purchase price at $95,000.
With only five sales, the mix of property types has a considerable effect on the weekly average. These results alone do not establish whether overall property values are rising or falling.
What buyers have to choose from
The 107 active listings included:
92 detached properties
7 apartments
7 row/townhouses
1 semi-detached property
Active asking prices ranged from $45,000 to $2.5 million, with a median of $409,900. The lower end includes properties marketed primarily for land value or requiring substantial work, so the price range covers very different buying opportunities.
Active listings averaged 84 days on market, with a median of 65 days.
Pending activity shows buyers are making decisions
Of the 12 properties that moved to pending, 11 were detached homes and one was a townhouse. Their asking prices ranged from $124,900 to $739,950.
Seven moved to pending within 17 days on their current listing, including three within three or four days. Others took considerably longer, reinforcing that activity varies by property, price and presentation.
Pending properties have not yet been reported sold, and their final sale prices are not included in this week’s sold average.
What this means for buyers and sellers
For sellers: There is evidence of quick activity on some listings, but buyers also have 107 properties to consider. A realistic asking price, strong presentation and a clear understanding of competing homes remain essential.
For buyers: There are opportunities across a broad range of budgets. Some properties are moving quickly, so having financing arranged and knowing your priorities can help you act when the right home becomes available.
