Lloydminster’s residential market recorded nine sales during October 19–25, with an average sold price of $390,494 and an average selling time of 68 days. Another eight properties moved to pending, showing continued buyer activity across several price points.
This week’s numbers
Detached homes led this week’s sales
Seven of the nine sales were detached homes. One townhouse and one apartment also sold, demonstrating activity across different housing options.
The range of sales shows buyers purchasing both lower-priced properties and higher-priced homes. However, nine transactions are a small sample, so the weekly average should be viewed as a snapshot of what sold rather than a measure of every home’s value.
Selling timelines varied
Sold properties spent between 16 and 118 days on their current listing, with an average of 68 days.
The median was 77 days, meaning the middle sale took longer than the average. A few quicker sales brought the average down.
The report also shows an average cumulative marketing time of 109 days for sold properties. This includes additional listing history tracked by the MLS® system and helps explain why a home’s current days on market may not reflect its full marketing period.
Pending activity included quick decisions
Eight properties moved to pending: six detached homes and two apartments. Their asking prices ranged from $164,900 to $814,900.
Three moved to pending within four to six days on their current listing. Others took longer, with pending properties averaging 37 days on market.
This suggests that some properties are attracting prompt decisions, while others require more exposure. Pending properties remain separate from reported sales, and their final sale prices are not yet reflected in the sold figures.
What is available for buyers?
Lloydminster had 101 active residential listings, including:
87 detached properties
7 row/townhouses
6 apartments
1 semi-detached property
The median asking price was $409,900. Active listings averaged 82 days on market, with a median of 59 days.
Detached properties make up most of the available inventory. Buyers considering apartments, townhouses or semi-detached homes have fewer listings to compare, although the right choice still depends on budget, condition, location and ownership costs.
