Lloydminster’s residential market recorded 17 sales during October 26–November 1. The average sold price was $347,932, and sold properties averaged 45 days on the market.
With 98 active residential listings and another six properties moving to pending, the week showed activity across several housing types and budgets.
This week’s market snapshot
What sold by property type?
Detached homes accounted for 13 of the 17 sales, or approximately 76% of the week’s total. Townhouses and apartments each recorded two sales.
The results show transactions across a broad range of budgets. Three detached homes sold above $600,000, while the apartment and townhouse sales provided lower purchase-price options.
The $290,000 median sold price was below the average, reflecting the influence of higher-priced sales on the overall figure. With a small weekly sample, changes in the types of properties sold can shift the average considerably.
Selling times tell two stories
The average selling time was 45 days, while the median was 21 days. This means several longer-listed properties pushed the average above the middle sale’s marketing time.
Reported selling times ranged from zero to 142 days. The zero-day entry is an MLS® reporting result and should not be taken as proof that a home was publicly marketed and sold instantly.
For sellers, the range reinforces the value of comparing similar homes. A citywide average cannot predict the timeline for an individual property.
Pending activity included higher-priced homes
Six detached homes moved to pending, with asking prices ranging from $231,900 to $789,900.
Two moved to pending after just four days on their current listing, while another took 181 days. The median was 28 days, compared with an average of 49 days.
This shows that buyer activity extends beyond lower-priced homes, although the pace varies substantially. Pending properties are separate from reported sales, and their final sale prices are not included in this week’s sold average.
What is available for buyers?
The 98 active residential listings included:
84 detached properties
7 row/townhouses
6 apartments
1 semi-detached property
The median asking price was $384,975, and the average asking price was $435,139. Active properties averaged 79 days on market.
Detached properties dominate the available inventory. Buyers seeking apartments, townhouses or semi-detached homes have fewer listings to compare, making location, condition, fees and ownership costs especially useful points of comparison.
What this means for buyers and sellers
For sellers: Buyers are purchasing across several price ranges, but some properties take considerably longer than others. Pricing against relevant comparable sales, presenting the home well and providing clear property information remain practical priorities.
For buyers: There are opportunities across different housing types, but some properties attract offers quickly. Arrange financing early and understand your must-haves so you can make a confident decision when the right home becomes available.
