The Lloydminster residential real estate market recorded another solid week of activity from September 14 through September 20, with 17 completed sales and another 11 properties pending.
There are currently 111 active residential listings in Lloydminster. Active properties have an average asking price of $463,081, with a median asking price of $399,900. The wide range of available inventory, from $50,000 to $1.495 million, continues to provide options across very different buyer segments.
This Week's Sales
The 17 properties sold during the reporting period achieved an:

Median sale price: $385,000

Median days on market: 49 days
Average sale-to-list ratio: 97.02%
Sale-price range: $116,000–$621,000
One number I find particularly interesting this week is the median sale price of $385,000. Because the median is higher than the $376,262 average, the lower-priced transactions, including the $116,000 condo sale, pulled the overall average downward. This is why looking beyond the average price gives us a better picture of what's really happening in the market.
Detached Homes Remain Important
Detached homes continue to represent an important part of Lloydminster's residential activity. For example, a College Park home sold for $464,950 after 20 days on the market, while a Steele Heights bungalow sold for $375,000 after 21 days. A Saskatchewan-side bungalow sold for $215,000, illustrating the range of buyers and price points currently participating in the market.
The market isn't limited to detached homes. A two-bedroom apartment sold for $116,000, and a three-bedroom Saskatchewan-side townhouse sold for $285,000. That activity is important because it shows demand across entry-level, condo/townhouse and traditional family-home segments rather than being concentrated in just one category.
What Sellers Should Know
The average active listing has now been on the market for 71 days, compared with 57 days for properties that sold this week. That 14-day difference is worth paying attention to.
It reinforces the importance of pricing, presentation and positioning from the beginning. The average sold property achieved 97.02% of its asking price, suggesting buyers are negotiating but are still willing to pay close to asking price when they see value.
What Buyers Should Know
There are 111 active listings, but inventory doesn't tell the whole story. Price range, neighbourhood, property type and condition can create very different levels of competition.
With 11 properties already pending, good properties are continuing to attract buyers. If you're waiting for the "perfect" time to buy, it's more useful to focus on the opportunities available within your particular price range.

The September 14–20 numbers show a Lloydminster market with continued transaction activity, broad price-point participation and sale prices remaining relatively close to asking prices.
For sellers, accurate pricing remains critical. For buyers, there are choices, but the best opportunities still require preparation and the ability to act when the right property comes along.
