Lloydminster Real Estate Market Update – September 2026

Lloydminster Real Estate Market Update – September 2026

September 2026 Housing Market Report | Lloydminster, Alberta & Saskatchewan

The Lloydminster residential real estate market recorded 50 property sales in September 2026, with an average selling price of $352,184 and an average of 48 days on the market.

With buyers purchasing everything from entry-level properties to higher-priced family homes, September's MLS statistics provide a useful look at where activity was concentrated and what homeowners should consider when preparing to sell.

Let's break down the numbers.

What Happened in the Lloydminster Housing Market in September?

September recorded 50 residential property sales across the Alberta and Saskatchewan sides of Lloydminster.

Here are the key statistics:

Market StatisticSeptember 2026
Total Residential Sales50
Average Selling Price$352,184
Median Selling Price$351,500
Average Days on Market48
Median Days on Market37
Lowest Selling Price$102,500
Highest Selling Price$621,000
Average Sale-to-List Price Ratio97.07%
Average Cumulative Days on Market54

The average selling price and median selling price were remarkably close, with only a $684 difference.

This indicates that the average was not dramatically pulled away from the middle of the market by the highest or lowest sales.

Another important statistic is the sale-to-list price ratio. At 97.07%, sellers received approximately 97 cents for every dollar of their final asking prices on average.

That reinforces the importance of setting a realistic listing price from the beginning.

Which Types of Homes Were Selling in Lloydminster?

Detached homes continued to account for the largest share of residential transactions during September.

Of the 50 residential properties sold:

  • 43 were detached homes.

  • 4 were townhouses or row homes.

  • 2 were apartments.

  • 1 was a semi-detached home or half duplex.

Detached properties represented 86% of September's residential sales.

For homeowners considering selling a detached house in Lloydminster, this shows where the greatest number of completed transactions occurred.

Townhouses and apartments also recorded sales, demonstrating that buyers purchased different housing styles and price points throughout the month.

These figures reflect property classifications rather than a separate count of condominium ownership.

What Price Ranges Were Most Active?

One of the most interesting findings from September's real estate statistics is where the majority of purchases took place.

September Sales by Price Range

Selling PriceProperties Sold
$100,000–$199,9994
$200,000–$299,99915
$300,000–$399,99917
$400,000–$499,9996
$500,000–$599,9997
$600,000–$699,9991

The $300,000–$399,999 price range experienced the highest number of transactions, accounting for 34% of the month's residential sales.

The $200,000–$299,999 range followed closely, accounting for another 30%.

Combined, these two ranges represented 64% of all residential properties sold in Lloydminster during September.

This is important information for anyone thinking about buying or selling.

It tells us where completed sales were concentrated, although we would also need active listing numbers by price range to determine which segments have the most competition.

Higher-priced properties were also selling, with eight transactions at $500,000 or above.

How Long Were Homes Taking to Sell?

Homes sold in September spent an average of 48 days on the market, while the median was 37 days.

The median is worth watching because it represents the middle of the sales data and is less affected by properties that take an unusually long time to sell.

The MLS report also recorded an average cumulative days on market of 54 days. This figure accounts for additional listing exposure recorded by MLS and provides another perspective on marketing time.

Individual selling times varied considerably, ranging from 7 to 192 days on market.

For sellers, this is a reminder that not every home sells at the same pace. Price, location, property condition, and competition all need to be considered when developing a listing strategy.

Alberta vs. Saskatchewan: Where Were Homes Selling?

Lloydminster is unique because our housing market spans two provinces.

In September, the Alberta side recorded 38 residential sales, while the Saskatchewan side recorded 12.

The average selling price was approximately $376,995 on the Alberta side, compared with $273,617 on the Saskatchewan side.

Average marketing times were relatively close, at approximately 47 days in Alberta and 50 days in Saskatchewan.

It's important not to interpret these average prices as a direct comparison of property values between the provinces.

The types, sizes, locations, and conditions of the homes sold can all influence the average.

When determining a home's market value, I focus on comparable properties that reflect its specific location and features.

What Does September's Market Mean for Sellers?

If you're thinking about selling your home in Lloydminster, September's numbers offer several useful insights.

First, there were 50 successful residential transactions during the month, including 43 detached homes.

Second, the greatest number of sales occurred between $200,000 and $399,999.

Third, the average sale-to-list price ratio was 97.07%, meaning the typical transaction involved some negotiation below the final asking price.

My advice to sellers is to focus on three things: accurate pricing, strong presentation, and a marketing strategy built around your property's competition.

A listing price should be supported by recent comparable sales, not simply by what other homeowners are asking.

Professional photography, effective online exposure, and thoughtful property preparation can help buyers understand the value your home offers.

The goal is to position your property effectively from the moment it enters the market.

What Does September's Market Mean for Buyers?

For buyers searching for homes for sale in Lloydminster, September showed activity across several price ranges.

The strongest concentration of sales occurred between $200,000 and $399,999, but purchases also took place above $500,000.

The average home sold for approximately 97% of its asking price, suggesting that negotiation was part of many transactions.

However, that does not mean every seller will accept the same discount.

Buyers should evaluate each property individually, considering recent comparable sales, condition, location, and time on the market.

Understanding these factors can help buyers make competitive offers without paying more than the available market evidence supports.

Is Lloydminster a Buyer's or Seller's Market?

September's completed sales provide useful information about pricing and demand, but they do not establish whether Lloydminster was experiencing a buyer's market, seller's market, or balanced market.

To make that determination, we also need current active inventory and months of supply.

Without those figures, it would be premature to label the market.

What we can confirm is that residential properties were selling across several price points, with detached homes accounting for most transactions.

My Expert Take: September 2026

After reviewing September's residential sales, the biggest takeaway for me is the concentration of activity between $200,000 and $400,000.

That price segment accounted for nearly two-thirds of all residential sales in Lloydminster.

Detached homes represented the majority of transactions, while the average sale-to-list ratio of 97.07% reinforces the importance of realistic pricing.

With homes taking an average of 48 days to sell, homeowners need to approach the market with a clear understanding of their competition and a well-planned marketing strategy.

As we move into the fall market, I will continue watching inventory levels, selling prices, and marketing times to see how conditions develop.

Real estate decisions should be based on local facts, not headlines.
