Lloydminster had 110 active residential listings during the week of September 21–27. Four homes sold, with an average sold price of $374,250 and an average of 39 days on market. A further 11 properties moved to pending status.
What the numbers tell us
The pending count was higher than the number of completed sales this week, showing that buyers are still making decisions across the market. Pending properties are not final sales, though, so their prices should not be treated as sold prices.
The four sold homes averaged 97.13% of their final asking prices. That points to some negotiation, but it is a small group of sales. The sold price range ran from $265,000 to $565,000, which also means the weekly average can shift sharply when a single higher priced home closes.
Why property type and price range matter
The attached property details show a broad selection, from apartments and starter homes to larger detached houses and luxury properties. Those homes serve different buyers and should be compared within their own property type, condition, location, and price range.
That mix also explains why the $483,784 average active asking price needs context: the active list includes a home priced at $2.5 million. The $414,900 median asking price is less affected by the highest priced listings.
For sellers, this week’s results are a reminder to price against the homes buyers are actually comparing with yours. For buyers, the 110 active listings offer choice, while the 11 pending properties show that well matched homes are still attracting offers.
