Lloydminster Real Estate Market Update: September 28–October 4, 2026

Lloydminster’s residential market recorded seven sales and seven properties moving to pending this week, with 115 active listings available. Detached homes accounted for all reported sales, and sale prices ranged from $175,000 to $450,000.

What types of properties are selling?

All seven sales were detached homes: four bungalows, two four-level splits and one modified bi-level. Five of the seven homes sold below $400,000, placing most of this week’s completed activity in the more affordable price ranges.

Buyers still have a variety of options. The 115 active listings include:

  • 96 detached homes

  • 9 row homes or townhouses

  • 8 apartments

  • 2 semi-detached homes

No apartment, townhouse or semi-detached sales were reported this week. A single week is too small a sample to establish a lasting trend for those property types.

Selling times vary considerably

Sold homes spent between seven and 231 days on the market. Although the average was 80 days, the median was 45 days, meaning the middle sale had a considerably shorter marketing period.

Two homes that took 152 and 231 days to sell pushed the average higher. This range shows why sellers should look at comparable properties rather than use the citywide average as a firm timeline.

Pricing remains a key part of the strategy

Homes sold for an average of 97.9% of their current asking price—roughly 2.1% below asking. That suggests relatively modest negotiation on the homes that reached a sale, but it does not account for earlier price reductions.

The average active asking price of $448,883 was higher than this week’s average sold price of $322,571. These figures describe different groups of properties. The gap reflects the mix of available homes and this week’s sales; it does not establish a decline in property values.

Pending activity includes higher-priced homes

The seven properties that moved to pending were all detached homes, with asking prices ranging from $284,900 to $1,495,000. Their median asking price was $659,900, showing that this week’s pending activity included higher-priced properties.

Pending asking prices are not confirmed sale prices, and these transactions remain separate from the seven reported sales.

What this means for buyers and sellers

For buyers: There are 115 residential listings to consider, with options across several property types. Some homes are selling quickly, so being prepared matters when the right property comes along.

For sellers: Recent sales support a careful pricing strategy based on your home’s location, condition and closest competition. Selling times vary widely, making strong presentation and regular reviews of buyer feedback important.
