Lloydminster Real Estate Market Update – August 2026

The Lloydminster real estate market recorded 41 residential sales during August 2026, with homes selling from $67,500 to $815,000.

The average residential sale price finished the month at $376,000, while the median was $345,000. Homes took an average of 41 days to sell, and sellers received an average of 96.7% of their asking price.

What Happened in the Lloydminster Housing Market This Month?

August sales were spread across several different segments of the Lloydminster real estate market.

Detached homes remained the dominant category with 28 of the month's 41 sales. There were also five townhouse sales, five apartment-style condo sales and three semi-detached sales.

That diversity is important because it shows that buyers were not concentrated in only one part of the market.

Which Homes and Price Ranges Are Selling?

Affordable homes recorded strong activity, with 10 properties selling below $200,000.

However, buyer demand extended well beyond the entry-level market. There were:

  • 7 sales from $200,000–$299,999

  • 7 from $300,000–$399,999

  • 8 from $400,000–$499,999

  • 2 from $500,000–$599,999

  • 4 from $600,000–$699,999

  • 3 sales at $700,000 or higher

The $300,000–$499,999 range accounted for 15 sales, making it an important part of the market for traditional family homes.

There was also meaningful activity at the upper end. August included sales of $682,000, $695,000, $699,900, $785,000, $805,000 and $815,000, among other higher-priced properties.

Alberta Side vs. Saskatchewan Side

Of the 41 recorded residential sales, 32 were on the Alberta side and nine were on the Saskatchewan side.

The Alberta sales averaged approximately $410,631, compared with approximately $252,867 on the Saskatchewan side. The Alberta side also contained many of August's higher-priced executive and newer-home sales, so property mix is an important part of that difference.

What Does August Mean for Lloydminster Sellers?

The key number I am watching is the 96.7% average sale-to-list price ratio.

Homes are selling, but buyers are still negotiating and watching value carefully. Sellers who price according to recent comparable sales are putting themselves in a much stronger position than sellers who start well above the market.

Condition and presentation also remain important. Buyers have choices within many price ranges, so a well-prepared home can stand out quickly.

What Does August Mean for Lloydminster Buyers?

There continues to be opportunity at several price points.

First-time buyers had options below $300,000, while family buyers were active throughout the $300,000–$500,000 range. Buyers looking for newer construction, larger garages, waterfront locations or executive homes also had sales activity well above $600,000.

The median home sold for $345,000 and took 34 days on market, while the overall average was 41 days.

That means good properties can still move fairly quickly, so buyers should have financing and their buying strategy ready before the right home appears.

My Outlook

August's numbers show a steady and diverse Lloydminster residential market rather than activity concentrated in one narrow segment.

Detached properties remain the backbone of the market, affordability continues to attract buyers, and there is still a functioning luxury and executive-home market.

For sellers, the strategy is straightforward: price accurately, present the property properly and understand your immediate competition.

For buyers, knowing recent sales, not just current asking prices, remains one of the best ways to make a confident offer.

The attached August reports do not include current active inventory, new-listing totals or previous-period figures, so I would add those before making a formal month-over-month, year-over-year or buyer-versus-seller market comparison.

Lloydminster Real Estate Market Update: August 31 – September 6, 2026

The Lloydminster residential real estate market started September with steady activity. For the week of August 31 through September 6, there were 109 active residential listings, 14 pending properties and 12 reported sales.

Lloydminster Market Numbers

The average sold price was $337,625, while the median sold price came in at $305,000. Sold properties averaged 39 days on market, while the median was just 28 days.

Sellers achieved an average of 96.37% of their asking price, with the week's individual sale-to-list ratios ranging from approximately 93.87% to 98.54%.

What Sold This Week?

The detailed property report gives us a better picture of where buyers are spending their money.

The highest sale of the week was a 1,515 sq. ft. modified bi-level in Lakeside, which sold for $560,000 after 76 days on market. A Wallacefield bi-level sold for $507,500, and a College Park bungalow sold for $499,500.

There was also considerable activity through the more affordable and mid-range segments. Sales included properties at $365,000, $333,000, $325,000, $285,000, $283,000 and $281,500, along with townhouse and semi-detached sales at lower price points.

What I'm Seeing in the Lloydminster Market

The mid-range remains important. The overall average sold price of $337,625 is being supported by activity across several price ranges rather than one isolated segment.

Higher-priced homes are selling too. Three of this week's sales were approximately $500,000 or higher, demonstrating that qualified buyers are still moving on upper-end properties when the home, location and pricing line up.

Buyers are negotiating. At a 96.37% average sale-to-list ratio, the typical sold property closed roughly 3.6% below its final list price. Sellers should therefore pay close attention to their initial positioning and how their property compares with current competition.

Inventory provides buyers with choice. There are currently 109 active residential listings with an average list price of $439,923. The median active price is considerably lower at $379,900, showing how higher-priced inventory is pulling the overall average upward.

There is more activity coming. Fourteen properties went pending during the reporting period, with an average list price of $313,043 and median of $304,450. That is another indication that the more attainable portion of the Lloydminster market continues to attract buyers.

What Does This Mean for Sellers?

The market is moving, but buyers are paying attention to value. With active properties averaging 74 days on market, compared with 39 days for the homes that sold this week, properties that successfully attract buyers are moving considerably faster than the overall active inventory.

For sellers considering a fall move, pricing, presentation and marketing from day one remain critical. The goal isn't simply to put your home on the market — it's to position it properly against the homes buyers are comparing it with.

For buyers, 109 active listings means there are choices, but desirable and properly priced homes can still move quickly.

The Lloydminster residential real estate market finished August with 117 active listings, 9 properties moving into pending status and 9 completed sales during the August 24–30 reporting period.

What the Numbers Tell Us

The $377,000 average sold price needs some context this week.

The median sale was considerably higher at $450,000, while individual sales ranged from just $67,500 all the way to $682,000. A handful of lower-priced transactions therefore had a significant effect on the weekly average. I wouldn't interpret the lower average alone as evidence that Lloydminster home values dropped this week.

The property data also shows activity at several different levels of the market. Examples include a Lakeside modified bi-level selling for $682,000, a West Lloydminster bungalow at $605,000, a Lakeside bi-level at $492,500, a Parkview Estates modified bi-level at $475,000, and a College Park modified bi-level at $450,000.

Sellers Are Still Negotiating,  But Not Heavily

The average home sold for 96.81% of its final list price, and the median was 97.44%. That's an important number for both buyers and sellers.

It shows buyers are negotiating, but on average sellers aren't giving up huge amounts from their asking prices. One property in College Park actually sold for $450,000 after being listed at $449,900.

Inventory Remains an Important Part of the Story

There were 117 active residential listings across Lloydminster at the end of this reporting period. The average active listing had been on the market for 70 days, while the median was considerably lower at 44 days.

That difference matters. Some properties with very high days on market are pulling up the overall average. In fact, the active inventory includes properties ranging from just 1 day to 535 days on market.

For sellers, this reinforces something we've seen repeatedly: pricing and positioning matter. Buyers have choices, but inventory becomes much tighter once they narrow their search by neighbourhood, home style, condition, garage requirements and price.

What I'm Watching Going Into September

The 9 pending properties are worth watching because they give us a look at what's potentially coming next. Their average list price is $405,769, with a median of $443,950.

That higher median pending price, combined with this week's $450,000 median sold price, suggests there is meaningful activity in Lloydminster's mid-to-upper price ranges.

As we move into September, I'll be watching whether inventory begins to decline with the change of season, how quickly well-priced homes are being absorbed, and whether the stronger activity we're seeing around the middle and upper portions of the market continues.

If you're considering selling this fall, don't base your home's value on the city-wide average alone. Property type, neighbourhood, condition, age, updates and current competing inventory all play a major role in determining where your property should be positioned.

Lloydminster Real Estate Market Update | August 17–23, 2026

The Lloydminster residential real estate market continued to show healthy buyer activity during the week of August 17–23, 2026, with 15 properties moving into pending status and seven completed sales.

  • Average Sale-to-List Ratio: 96.85%

One of the strongest indicators this week is the number of pending sales. With 15 properties moving to pending compared with seven completed sales, there is a healthy pipeline of transactions that could translate into additional closed sales over the coming weeks.

Detached Homes Led the Market

Detached properties represented four of the seven sales this week, and they were responsible for some of the strongest numbers.

The four detached homes sold for:

  • $785,000

  • $695,000

  • $444,000

  • $415,000

That works out to an average of approximately $584,750 for the detached homes sold this week.

The remaining sales included a semi-detached property at $239,900 and two apartments at $200,000 and $179,900.

This broad range of sales is important because it shows that Lloydminster buyers aren't concentrated in just one price category.

Higher-End Buyers Were Active

This week's overall average sold price of $422,686 was influenced by two substantial sales at $695,000 and $785,000.

That doesn't mean every Lloydminster home suddenly increased in value. It demonstrates why weekly averages need context. With only seven sales, a couple of higher-priced properties can have a significant effect on the overall average.

The median sold price of $415,000 gives us another useful measure of where this week's sales were concentrated.

What's Happening With Pending Sales?

There were 15 pending residential properties during the week, with an average list price of $346,554 and median list price of $299,900.

Most importantly, 11 of the 15 pending properties are detached homes.

That tells us buyers continue to be active in Lloydminster's traditional detached housing market, particularly in the affordable and mid-range segments.

Inventory Remains Worth Watching

Lloydminster currently has 124 active residential listings, with an average asking price of $421,630.

Active listings have been on the market an average of 68 days, compared with an average of 43 days for the homes that sold this week.

That difference reinforces something sellers should pay attention to: homes that are positioned properly for the current market can still move considerably faster than the overall active inventory.

The average sale-to-list ratio this week was 96.85%, meaning buyers are negotiating, but sellers are still achieving prices relatively close to asking on average.

What This Means for Lloydminster Sellers

The market continues to provide opportunities, but pricing matters.

With buyers actively writing offers and 15 properties moving into pending status this week, sellers who combine the right price with strong presentation and marketing have an opportunity to capture current demand.

Properties that are sitting longer should be reviewing their pricing and how they compare with the homes buyers are actually choosing.

What This Means for Buyers

There are currently 124 residential properties available, giving buyers choices across a wide range of prices and property styles.

At the same time, the number of pending properties tells us desirable homes are being picked up.

If the right property comes onto the market at the right price, being prepared to act can make the difference.
